West St. Clair Township's Subdivision and Land Development Information

 

There are many steps involved when subdividing or developing land in West St. Clair Township, Bedford County, Pennsylvania. The full text of the Ordinance can be found within our SALDO (Subdivision And Land Development Ordinance -Part 1, Part2, part3).

 

DEFINITIONS:

 

Property Line Change - A change in lot lines between two (2) adjacent lots of record which does not involve the creation of a third new lot.

 

Subdivision - The division or redivision of a lot, tract or parcel of land by any means into two (2) or more lots, tracts, parcels or other division of land including changes in existing lot lines for the purpose, whether immediate or future, of lease, partition by the court for distribution to heirs or devisees, transfer of ownership or building or lot development: provided, however, that the subdivision by lease of land or agricultural purposes into parcels of more than ten acres, not involving any new steet or easement of access or any residential dwelling, shall be exempted.

 

Minor Subdivision - Any medium or high density subdivision containing not more than five (5) lots and any low density subdivision which meet all of the following: fronting on an existing street or road, or the extension of municipal facilities, or the creation of any public improvements and not adversely affecting the remainder of the parcel or adjoining property, and not in conflict with any provision or portion of the Comprehensive Plan, Official Map, or these regulations.

 

Major Subdivision - All subdivision not classified as minor subdivisions, including but not limited to subdivisions of six (6) or more lots, or any size subdivision requiring any new street or extension of Townshp facilities, or the creation of any public improvements. Also includes the resubdivision of a parcel existing at the time the Subdivision and Land Development ordinance was adopted where the cumulative total of subdivided lots from the original parcel including the remainder exceeds five (5) lots.

 

 

            The property owner may present to the Board of Supervisors the proposed plan (optional). The Board will advise property owner on the steps required to continue with the plan.
